Real estate is hyper local, meaning even within the Albuquerque real estate market individual neighborhoods can act differently from one another.
Keeping this in mind, I took a look at each MLS area to see where homes are selling the fastest. Some of the results you would suspect; some may surprise you.
Top Three Fastest Selling Neighborhoods
- UNM Area: 24 days.
- Southeast Heights: 42 days
- Northwest Heights: 42 days
The Runners Up
- Albuquerque Uptown: 44 days
- Ladera Heights: 46 days
- Pajarito: 51 days
The Top Three Slowest Selling Neighborhoods
- Foothills North: 124 days
- Sandia Heights: 97 days
- North Valley and the Fairgrounds areas are tied with 84 days
You might have suspected areas like UNM and Uptown areas would be selling fast. These areas typically area among the most popular neighborhoods for home sales. Seeing areas like the Southeast Heights and Pajarito make the list is surprising, though. Perhaps these are really the positive stats we should be focusing on? If a recovery is on the way, we should be seeing an increase in sales activity across the board, in areas like Pajarito, the Southeast Heights and parts of NW Albuquerque too.
