Whether you actually have three cars to park in your garage or if you just need the space for storage or for a workshop, homes with 3 garage bays are somewhat rare in Albuquerque.
One of the main reasons for this, especially in newer homes, is that larger garages usually require a wider lot to build the house on, and in most cases builders just won't go there! Sometimes, in newer homes, builders will offer what looks like a two car garage where one side is actually two cars deep. They call them tandem garages.
The answer to the question is not necessarily. Just like anything else, take swimming pool homes for instance, it's the comps - the comparable sales - that ultimately determine how much value that extra parking space adds.
That being said, I would expect a house with a three car garage to sell for more than the same house with only a two car garage. The difference, however, will depend on recent sales in the immediate area.
