One of the most affordable areas of town is the SW Heights. Homes in the area were built mostly after the year 2000, with new home construction continuing today.
This MLS area, known as area 92 (see MLS area map), lies west of Coors Blvd from Central Ave south to Rio Bravo.
Popular home builders in the area include KB Homes, Centex, DR Horton and Longford, among others.
When the neighborhood was new, residents complained about the lack of shopping and other services close by. That has changed recently and now there are many more choices for shopping close to home.
This is the MLS area in Albuquerque with the most distressed property sales (short sales and foreclosures). In fact in zip code 87121, the zip code for the area, 51% of home sales were distressed with 18% short sales and 33% foreclosures. That's unusually high for Albuquerque, but that's still an improvement over 2012 when 59% of home sales were distressed.
There was positive news for the otal home sales in the are as well. Closed sales were up 14%.
The increase in sales together with the 8% decrease in distressed property sales indicate an improving market. If these trends continue, home values will begin to rise.
